I believe it is important to establish clear expectations for how you will be represented. There’s no room for vague and/or empty promises when it comes to such an important sale. While others simply put up a sign and rely on hopes & prayers, I am taking decisive action toward ensuring your property gets SOLD. Explore these categories for a complete breakdown of my system:

  • A comprehensive analysis of the property is undertaken to evaluate how it will sit in relation to the active market. An educated estimate of your property’s current value is based on experience, local knowledge, external market factors and recent comparable sales in the area.

  • From this analysis, a recommendation for listing (asking) price is presented, along with a forecast of anticipated activity and offers.

  • The property is professionally photographed in high-definition, including digital perspective & colour correction for maximum impact.

  • A walkthrough video tour of the property is produced and professionally edited with a soundtrack and titles.

  • Where possible, aerial (drone) photos & videos of the property are taken.

  • A custom website is created for the property.

  • Multiple descriptions for the property are created, for use under different circumstances depending on the advertising medium.

  • Marketing materials are put through unbiased client and peer reviews to ensure optimal impact.

  • With the owner’s permission, a “For Sale” sign is placed on the property. Directional signs from adjoining streets are used where appropriate/possible.

  • A customized social media marketing campaign is launched to promote the property to local buyers, utilizing appropriate items in the promotional toolbox; most notably the video tour.

  • Specific buyer clients who may be interested in the property are contacted and notified of the listing.

  • Specific agents in the area who have expressed interest in finding a property like yours are notified.

  • The property is promoted on all key MLS®-based websites including,,, Viewpoint, and dozens of others.

  • A full-colour feature sheet is printed and posted in our office for walk-in customers to see.

  • A full-colour feature sheet is distributed to key locations such as banks and other professional offices.

  • I regularly attend industry events where prospective buyers, other agents and influencers mingle to talk shop; specific listings are mentioned where appropriate.

  • A customized internet marketing campaign is launched to promote the property to international buyers.

  • Specific international buyer clients & influencers who have expressed interest in area are notified of new listings periodically.

  • The property is promoted all key MLS®-based websites with international reach including,,,, Viewpoint, and many others.

  • The listing is automatically translated to dozens of different languages for ease of viewing on MLS®-based websites.

  • On high-end properties (and/or those with unique qualities desirable to this market), the listing is manually translated to Mandarin and promoted by a Chinese-based firm who specializes in reaching buyers in mainland China who are interested in the North American market.

  • I maintain contacts with buyers, agents and influencers across the globe and have been successful in selling properties to buyers originating from many countries including Germany, Austria, England, Italy, Mexico, China, Australia, and the USA.

  • Though ongoing social media & internet marketing campaigns, RE/MAX Banner Real Estate proudly promotes the benefits of relocating to Nova Scotia’s Annapolis Valley.

  • Online marketing efforts are continually monitored to ensure optimal performance. Adjustments are made where necessary to maximize return on investment.

  • The listing price and overall presentation is evaluated periodically to decipher why the property hasn’t sold. Recommendations to improve chances of selling are offered.

  • Clients are provided with regular updates on the status of the market as a whole.
